Fifthstreet provides full management services and solutions for Leasehold blocks of Flats on behalf of Residents Management Companies, Right to Manage Companies, third party Freeholders and investors.
We have a wealth of experience in managing blocks and developments, large and small, ranging from 6 units to in excess of 200. We provide full management services and our fee is generally all-inclusive unlike many of our competitors that have hidden charges.
Our services typically include:
Daily Management
Managing your building in accordance with the Lease/Transfer Documents (for Freehold properties), setting service charge budgets and collection of service charge and ground rents. We would also deal with Licences to Alter, sub-letting and assignments.
Compliance
Ensuring compliance with health & safety legislation, i.e. fire risk assessment, asbestos surveys, water hygiene etc.
Insurance
Administering and arranging building and other insurance policies such as engineering and Directors & Offices. As Chartered Surveyors we place insurance cover in accordance with the requirements of the Financial Services Act.
Maintenance
We manage maintenance contracts on services such as lifts, communal boilers, cleaning and gardening, which are routinely re-tendered to drive down costs and ensure value for money.
Staff Management
Engage, supervise and provide payroll and HR function for onsite staff such as Building Managers, Porters, Caretakers, Cleaners etc.
Property Inspections
We carry out property inspections and where major items are necessary, we would recommend the appointment of a Chartered Building Surveyor/consultant engineer.
Utilities
Agreeing utilities (gas, electricity, water and telephone). We work with a panel of brokers who are able to obtain the most competitive rates that are not available to domestic customers.
Financial Management
Preparation of quarterly statements showing financial transactions for complete transparency.
Board Meetings & AGMs
Hosting and attending Board Meetings and Annual General Meetings.
